If you own real estate outside of Nevada these AP trust do not work! Beware! This is what they don’t tell you…should you have a real estate legal problem, the court where the property is located has jurisdiction. The court is unlikely to get title, but they can place a lien against the property owned by a Nevada Trust! Trust title is quite different than a real estate lien. Two totally separate issues. Careful…ask questions
